Check a contractor's license
In Arizona, leveling, anchoring and foundation work on manufactured homes is done by installers licensed by the Department of Housing's Office of Manufactured Housing, and other contracting work is licensed by the Registrar of Contractors. Before you hire anyone, ask for their license numbers and check them yourself:
Frequently asked questions
How do I know if my mobile home needs leveling?
Sticking doors and windows, cracks at wall or ceiling seams, gaps around door frames and floors that feel sloped are common signs the home has shifted.
Why are my floors soft?
Soft spots are usually caused by water reaching the subfloor, often from a plumbing leak, a leaking window or door, or a roof leak. Finding and stopping the water source comes first.
What is the underbelly?
The underbelly, or bottom board, is the barrier on the underside of a manufactured home that holds insulation and keeps out moisture and pests. Tears and sagging should be repaired.
Do I need permission from my park before repairs?
If you rent a lot in a mobile home park, check your lot agreement and ask park management, since many parks have rules about exterior work like skirting and steps.
